About the Role
Amana Living is seeking a highly experienced and proactive Building Supervisor to coordinate refurbishment works and capital upgrades across our retirement living portfolio. This role is central to ensuring the timely delivery of high-quality unit reinstatements and built environment improvements that meet the comfort, safety, and lifestyle expectations of our residents.
You will be responsible for supervising contractors, managing refurbishment schedules, and ensuring all works comply with internal standards, aged care regulations, and safety protocols. The Building Supervisor will also serve as a key liaison between project teams, facility staff, and Village & Sales Managers to ensure consistent quality outcomes and smooth operational delivery.
Key Responsibilities
Refurbishment & Capital Works Coordination
- Oversee the delivery of unit refurbishments, reinstatements, and upgrades that align with aged care and retirement living design principles.
- Manage the full lifecycle of unit preparation, including scheduling, contractor coordination, and final presentation.
- Ensure vacant units are maintained, cleaned, and staged appropriately to meet sales and occupancy timelines.
- Identify opportunities for design improvements that enhance liveability and accessibility, referencing liveable housing guidelines.
Contractor Supervision & Quality Assurance
- Coordinate the activities of builders, tradespeople, and suppliers to ensure adherence to project specifications and timelines.
- Conduct regular on-site inspections during and after works to verify quality standards and readiness for occupancy.
- Capture and implement feedback from sales teams and residents regarding unit presentation and specifications.
- Ensure all contractors follow site protocols, safety procedures, and compliance requirements.
Project Communication & Stakeholder Engagement
- Act as the primary point of contact for all project-related queries, maintaining clear and proactive communication with contractors, Village & Sales Managers, property team members, and other stakeholders.
- Provide timely updates on project progress, delays, and disruptions, including noisy works or high-traffic trade activity.
- Prepare and submit detailed progress reports and documentation to the Head of Projects & Facilities Management.
Resident-Focused Delivery
- Plan and execute refurbishment works with minimal disruption to current residents and village operations.
- Ensure all upgrades and reinstatements contribute to a welcoming, safe, and comfortable environment for incoming and existing residents.
- Support a positive experience for prospective residents through high-quality unit presentation and timely delivery.
Procurement & Cost Control
- Assist in sourcing quotations, evaluating scopes of work, and recommending contractors or suppliers.
- Monitor project budgets and expenditures, ensuring alignment with approved refurbishment and capital works budgets.
- Identify cost-saving opportunities without compromising quality or compliance.
Regulatory & Compliance Oversight
- Ensure all refurbishment and building activities comply with the National Construction Code (NCC), AS/NZS standards, and Aged Care Quality Standards.
- Oversee contractor onboarding and ensure all trades meet Amana Living’s compliance requirements.
- Conduct workplace and site safety inspections, addressing any issues promptly and thoroughly.
Skills, Knowledge & Experience
- Relevant trade qualifications or tertiary education in building, construction, or project management.
- Minimum 10 years’ experience in construction supervision, ideally in residential refurbishments or project home builds.
- Proven ability to manage multiple projects and sites simultaneously with a focus on quality and timeliness.
- Strong understanding of project scheduling, contractor management, and capital works delivery.
- Excellent interpersonal and communication skills, with the ability to coordinate diverse stakeholders.
- Proficiency in reporting tools, project tracking systems, and interpreting building plans and scopes of work.
Essential Requirements
- National Police Clearance Certificate (no older than 6 months)
- WA White Card
- Proof of current influenza and COVID-19 vaccinations (as per Amana Living policies)
- Western Australian C Class Driver’s License
- Successful completion of pre-employment medical
